The goal is to insure you receive a 'clean' title to the property you buy.
The property you are buying determines if it is complex and problematic.
Too often, the resource used to do the title search and closing CREATE the very situation that presents itself as complex or problematic. That is why heeding your agents recommendation is important.

Repeat,,,title searches are title searches. Nothing complex about that.
However, if the property has issues, like a recent home purchase that hand a right-of-way going through he middle of the house, it becomes slightly more problematic.
