how do I gauge the value of a condo for sale in wakefield. do I have my realtor look up prior sale price, and?

Yes, your realtor can pull all the data. HOA fees are not negotiable however depending on terms of the offer you could ask the current owner (as a concession) to pay for one year of condo fees.

If you are interested in a condo, I would make sure your Realtor does a market analysis on the home which are in a similar location and quality of the building as well as the age of the building. Price for the units are negotiable, but the Home Owners Association are not negotiable. These HOA fees are based on what the board has dictated the maintenance, and likely repairs to the building will be.
