Of course that is no replacement for a Buyers Agent in the area that you are looking. She/he will have the most recent information on home sales and pricing. If you are working with a real estate professional they will be able to provide you with this information. Another not so reliable considerationis to check the following website: http://www.zillow.com.

We regard Zillow's recent sale price information as quite reliable, however, their Zestimates should be viewed with caution.

A last but more timely avenue are the public records in your town as well as county records

Hello Ms. Wightman,

You have gotten very good advise for finding the recent sales prices of homes in your area. Hopefully, you have found it helpful. I do see that you originally asked this in November, 2007. My questions to you is why were you looking? Were you, and are you still, trying to see what is happening to the marketplace in general? It has most certainly been in flux. Were you trying to see what the trend line was for the area? Again, the marketplace has not been as stable as it has been in the past and has been affected by some downward pressures. Or, maybe you just wanted to find out what your home was, or is, currently worth? A home is only worth what a buyer is willing to pay, but location and condition are playing a much greater role these days. Specific listing sale prices may not really tell you what you want(ed) to know. So, by answering these questions you may be able to find out what you were, or are, looking for. I would certainly be happy to answer any or all of these questions or any concerns you may have regarding the current marketplace.

Pricing tools on Trulia.com are awesome. Go to Chatham (07928) and select the house of interest to you and the site provides historical and current data for you to peruse. In addition, call a local realtor and she/he can provide specific data in the area and for the type of housing that you are seeking. Hi Lauren, what a great way to initiate a dialogue with an agent. Asking this question is a great way to assess an agent's familiarity with your area, the use of available tools, and analytic abilities. The information you are seeking is available to the agent on the MLS. Incorporating market data into a pricing analysis will help you evaluate opportunities and make sound offers.

Another great tool is understanding your local market is the Market Absorption Rate which measures the length of time it is taking homes to sell. You can find this explained anc calculated at my website http://www.feenick.com - just click on Local Market Commentary. Check back often for updates.

Ask the question of the agent you are working with them, and give them the chance to earn your trust and business.

There are really two major ways:

Classic Way: Contact real estate agent and ask for Free CMA (Comparative Market Analysis) report for your area of interest.

Modern Way: Visit local Internet oriented Real Estate Agent web site, feel up Market Snapshot forms, and receive up-to-date information and detailed market pricing analysis within few minutes (see link below). And, if you still have questions or would like to obtain more detailed information contact the same agent.

some agents' sites are more for self-marketing than anything else; the trulia site presents the info better.
that said a trustworthy agent (and there are some genuinely helpful ones, on this site ,no less) could provide supplemental information. Nothing can take the place of doing your own research and combining all sources available to you, for agents also may not know everything (how many know what the case shiller index is?) nor be able to spend that much time on any one person-good luck, W.

4 Kincaid La sold on June 7, 2007 for $1,750,000 off a list price of $1,949,000. It was on the market for 193 days.

235 Longwood Av sold for $2,125,000 on 12/29/2006. I appraised this one for the sale. Here are some more. All are newer homes built since 2000 in the 4,000-6,500 square foot range in Chatham Twp. and closed in the past year:

What Diane said is correct. Also, when you have an agent provide you with closed sales, you get way more information than you will with any public records. You will also get complete copies of the listing, including interior photos, so you will know the condition and amenities offered by the property, not just the price and sold date. And all for free.

Agents are your fastest, easiest, most reliable source. If you simply tell one of us that you just want information and are not interested in selling at this time, you will not be "anchored" down by us.

As a matter of fact, if you are more specific with your geographical area, you may be pleasantly surprised at the number of agents who will answer your question online here, just because we can and we like to help.

You're better off finding a friend who is a realtor, but not out to anchor themselves into your life and bottom feed off of the market (i.e., that "friend" will simply bottom feed off of others if they want to keep YOUR friendship). Avoid realtors as often as possible.

This is a service we as realtors perform on a regular basis for people just like yourself. There is no cost or obligation. The information is public information you could obtain yourself. We offer a simpler means of obtaining it. As the previous answer stated you can go to town hall and check with the tax office to get the sales information also.

The simplest way to do this would be to connect with a Realtor that is willing to give you this information. Giving you information does not committ you to work with an agent. Let them know you are just trying to get some feelers out there. Another way would be to go to the court house in the county they were sold in. All information is public and you are allowed to look it up! Good Luck.
