how can i find out if a property is in a mello roos area (victorville ca)? i know it should be listed but is there any way to double check

I use http://www.mytaxcollector.com. First look up the property and when it shows you what the current taxes are. At that point, on the left hand side of the screen, you should see a tab that says Mello-Roos. Click on that and it will tell you exactly how much, if any, the Mello-Roos tax is.

Definitely check out the tax office. There are many areas with bonds that are not listed as Mello Roos in the Victor Valley.

Jes is absolutely correct that your local area tax assessor will have this information. A Mello-Roos district is simply a special tax zone created to cover improvements within a specific area. The tax assessor can tell you whether a specific address is located in a Mello-Roos zone or not. Also, if you have already selected a home that you'd like to purchase, check the preliminary title report provided by the seller and in this report, there is a section that mentions taxing zones, and it will note if the home is located in any special taxing locations, such as Mello-Roos.
