Hi Home Buyer,

The lenders I have seen are not lending to buyers with credit scores less than 580, and you'd need a significant amount down. If you have cash, you can try a hard money loan, putting down 25% on a 5 yr note and then refinance. You could also pay cash, however cash may not be an option for you. My lender has hundreds of people enrolled in a credit repair company, and it is just really difficult, most credit repair companies will take your money and make promises guaranteeing their work, only to find a creditor sells your account to som new debt company, who makes the debt reappear on your credit, then suddenly you have a new account, and their promise is void. At best they can do the same you can, dispute inaccurate information. It typically takes one year to get your credit score rebuilt-letting old accounts age, paying others off, and establishing 3 positive lines of credit for more than 6 months can help turn your credit around. Answer on the home you're speaking of is cash. Right now you must have at least a 580 middle credit score for an FHA loan and that price point won't conform to FHA guidelines. If you can have someone co-sign with you - you may have a chance. Otherwise, you could go through credit repair and I'd be happy to refer you to Mike Rowland at mrowland@msicredit.com and he can help you get your score higher. It could take 6 months, so the foreclosed house may not still be on the market.

Needhome, since the recent mortgage crisis banks have become very strict on their loaning practices. I would suggest you speak with a mortgage professional or specialist who can give you the answers you seek. As Real Estate Agents, we know from experience that it would be very difficult to purchase a home with a low credit score with the exception of a huge down payment and high interest rate. Something worth mentioning would be looking into a OWNER FINANCE property. They may be willing to work with you. Sometimes there are no qualifying, lower interest rates, flexible terms and down payments coupled with fast closing.
There are some great sites online that can give you all kinds of information on improving your credit score. Couple of my personal favorite credit experts are Bud Hibbs and Dave Ramsey.
