your county website probably has a tax estimator--go to the property appraisers site on the county, or the easiest way is to call a realtor--easy info to share with you. Insurance--easiest way is to call an independent agent in the area, give them an address, and their software enables them to pull up a quote for you within minutes. Easier than you surfing for answers!!

Dear Fred,
You can find the estimated premium cost for you house at http:// http://www.floodsmart.gov as well as a lot of other helpful information and insurance agents serving in your area. You should contact an insurance agent to obtain an exact quote for your property.

Let me know if you have anymore questions, since I would be more than happy to help you with that.

Hello Fred,

Yes sort of -- try this new instant online service http://www.floodbuddy.com - There's no quicker or easier way to buy NFIP flood insurance coverage

I can help you and anyone else who wants fast NFIP flood insurance quotes online, all 50 states served. Go online to http://www.floodbuddy.com and enter the property address for flood insurance. Within seconds (or hours to days depending on flood zone complexity) you will receive an actual live FEMA NFIP flood policy quote - not an estimate. FYI flood hazard and policy costs are impossible to estimate for most lender mortgage base needs, for flood zones A to V, which means required NFIP insurance usually.

* Full disclaimer, this is my online flood insurance agency. We are a TrustedChoice independent agency for FEMA and NFIP appointed and authorized to quote, sell and service flood insurance for all residential and commercial policyholders in all 50 states and territories. This is all we do. Please try us.

Go to Miamidade.gov and put in the address and you will get the flood zone. I would defintely call an insurance agent with the correct information. I heard of a closing where the price of the flood went from 1 to 6 thousand the day before closing-this house was on the water-but I would get a quote in writing, more than one too. Remember there is wind and contents, two different. You will probably have to buy three insurances. Work on this early in the transaction. Your real estate agent will be able to help you find good people-Pam Mayers-EWM Realtor-305-216-5864

Fred,
For hazard and flood insurance you need to know the address--different areas of the region have different insurance ratings and requirements--some need no flood insurance at all.
Call me and I'll be happy to go over it with you.
