how bad does the flooding get in the low area of the Highlands?

Mr.McCormick is correct. I live 600' from the water (Marina on the Bay) and in 6 years have never seen any flooding on our street. All depends on the elevation...most recent condo properties have been built up to avoid flooding. Marina on the Bay, for instance has an 11' elevation. No problem.

FIRST ANSWER

Hi Mary,
I've heard that the lower part of Highlands is actually below sea level which historically has meant some flooding issues are present. However, with various projects that have included bulkheading in some parts of town, the flooding has become much less of an issue. During a heavy storm you will find some sections of Bay Ave (the main street thru the lower part of town) closed and some of the side streets as well. During lighter storms you will see some heavy puddling but traffic can still get thru.

I generally recommend that customers take a ride thru town after a storm to see for themselves. I think most of the time you'll find its not a big issue but everyone has their own tolerance for this kind of thing. Is there a specific street that you are concerned about? I could make some inquiries for you, if you like. I live in town up on the hill and could easily find out more information for you.
