As a Realtor and the proud owner of my 2nd Joyce home, I can say the "hype" is valid. Joyce provides excellent post closing/warranty service and truly takes pride in their product. Many builders tout the "semi-custom" title and they are truly tract homes - finished in record time with anything but "custom" results. Many of the sub contractors were the same at my recent Joyce home as the first Joyce home I purchased 10 years ago. They have managed to keep the important details in perspective in spite of their success in Douglas County. As far as being overpriced, I have been able to negotiate both personal and professional exceptional prices with Joyce...in this market, there should not be any one builder "overpriced"!

Joyce builds absolutely gorgeous homes. It seems that buying brand new homes has gotten to be like buying brand new cars. You can purchase a slightly used one for a lot less then having it built just for you. It just depends what's most important to you...having a home built exactly to your needs or having one that has everything already done and make a few design changes that fit your desires. I think Joyce is priced comparably with other semi custom builders in the area.
