Some owners like to the "save the commission" so instead they pay for the marketing of the home themselves and often over-price a home. Buyers looking for homes for sale by owners like to "save the commission" also. It is tough for both parties to do so.
There are some caveats with knowing the correct pricing, disclosures, inspections, and closing details just to name a few. Realtors are obligated to be honest with you about the condition of the property, for example. There have been some listings that we have refused because we would not "hide" defects and misrepresent the house.
Of course you should look at all houses. You might want to use a Buyer's Agent to protect your rights. Most owners will cooperate with Buyer's agents. However, if you do go on your own, just be sure that you get an appraisal and a thorough professional inspection.
Who will hold the escrow? Surely you won't give it to the owner of the home. You will still need a title company or attorney to provide title insurance and research the title and possible liens. There are lots of very good buys right now that are listed by real estate agents. Banks don't like to sell homes themselves so they require their short sale owners to hire a Realtor. The banks also hire a Realtor to sell foreclosure homes. These are both usually bargain priced right now. None of these are for sale by the owner.
