house has been on the market over 1 year, no basement, kitchen, dining room and extra room need gutted and

redone (water damage) - mold clean up necessary in kitchen area. asking $125,000 - how much could/should be deducted due to work that needs to be done. comps in area are $135-140's

That does not make sense, like Cindy says, $125 k and over a year on the market. A bank would be more aggressive it seems. You should have a Realtor familiar with rehabs go with you and make an estimate for an offer. I would be happy to, if you like.

it isn't work near that kind of money in that shape.
it has been sitting for over a year. they should be glad to get rid of it.
i would offer them about 50 or less.
i just saw one in stow with a basement and 4 bedrooms. it is listed at 68 and the realtor said it isn't worth no where near that.

I would estimate the dollar amount of the repairs, the subtract that from fair market value of comparable homes in the area. (I used to live in fairlawn!)
