We have not heard or found a lot on either Silver Creek Communities or the Southwind subdivision in Fairburn. Can anyone give us information about the subdivision, the area and the school district? How are the prices of homes in this area? What are the best deals of homes in this area?
Stay away from Silver creek Communities, there product is cheap. I live in the South wind Golf & Country Club development in Fairburn ga, and my overall conception of this development is IT SUCKS. The homes are built with poor quality and in my development there is no builder to finish building out the development and we have a golf course that ever opened. Also the home that's next door to me isn't even aligned with other homes in the development, the home sits back and are homes shadow it, I really can't believe a builder would build homes like this. Now I see why the home next door was foreclosed on. I talked with the owners before they moved out and they told me that silver creek sold them a cheap home with poor quality and there where building a home in another development in Fairburn built by Jones and minear "Quality Builder" and was going to foreclose on this home because the silver creek agent lied to them about the development and the amenities that where going to be expected there. Man I wish I would have been smart enough to purchase a home in my business name like they did so I can walk away from this horrible home I hate living in this development and I hate the overall concept of my home.
Guess I am really late! I recommend Silver Creek simply because of the value and the cost per square footage. My husband and I looked at MANY homes and the 1 giveaway to their construction is the basement - Silver Creek is one of the few that uses the trusses system. KB Homes stud their products 24 inches apart, whereas the industry standard is 16 inches. Think about it...that is a weak structure. I initially wanted South Wind, but ended up in Lexington Park. As for the comment on Silver Creek's customer service - I have never had an issue; they do what they are supposed to do. Rude salespeople? I am from NYC where people are rude all the time, but it doesn't stop me from getting my money's worth. As for the cars in South Wind - that isn't Silver Creek's issue, but the HOA needs to get involved...or homeowners. Dollar for dollar, Silver Creek offers a better product with more incentives. My colleague purchased a KB Home and paid for every little add on, to the tune of 50K more. Besides that, Silver Creek offers a more stately home, which would normally be in an altogether different price point. Grab the deal now while it's hot!
I was considering purchasing in the Silvercreek Community also and then I had a conversation with one of their sales associates. You are free to do what you like, but I found their people to be rude. The sales associate told me that I was crazy trying to negotiate a lower price on a home that has been standing for about 6 months. He said that I was stupid and that I didn't know anything about buying a home. He became very angry and hung the phone up in my face. Before hanging up, he said that Silvercreek Communities was doing fine financially and that they didn't need to reduce their inventory. Very poor customer service. I would hate to think how I would be treated trying to get other issues resolved. I called the corporate office to report the poor customer service I received, and the guy that I spoke with was even more rude.
Interestingly enough the day after my agent and I were able to get the same deal with a David Weekley home that I was trying to get with Silvercreek Communities. I am now under contract on a David Weekley home and I would not recommend anyone to buy a Silvercreek Communities home just on their poor customer service alone. I also reported their customer service to the better business bureau. The house with David Weekley is even a better product. When 1 door closes another one will open. I wonder how long that house in the Silvercreek Communities will remain on the market. I guarantee you in this market that they are going to take a major loss. Their people are so unfriendly and not trained obviously on proper customer service practices.
I currently live in this community and would recommend Brayson Homes to anyone around. I have been very pleased with our home (no complaints) and our neighbors are wonderful and very friendly. KB homes may be a good option, but I think their quality versus Brayson leaves much to be desired unless you pay the extra money to move to the Martha Stewart neighborhood. I am not a huge fan of Silver Creek, but I must admit that their newer homes are much better than their initial product. You have to make the decision which is best for you.
Stay away from that development it sucks; on the silver creek side a lot of the homes don’t match because the builder decided to change the fascias later on after the other homes where built. Also this development will never get developed, they have been pushing out opening the golf course & big club house for the last year, this development would not be a good buy. Also the builders in the development are giving these homes away and Brayson homes sold off there lots and closed up camp, don’t waste your money go the Hampton Oaks. KB homes is offering some great deals over there, we have a home in south wind and where letting it go in to foreclosure. We decided why waste time and brought a well suited home in Hampton Oaks. South wind just sucks and silver creek builds cheap homes with no landscaping or thought going into this homes, also these home aren’t selling so bad that the builder is offering like 65,000 incentives and interest rate buy down. This development should be rated as NEXT. And one last thing the neighbors in south wind have to many cars when you ride throughout the development there like an average of 3 cars per house and there not parked in the garages and that makes the development look ghetto and these car’s are old and not new luxury cars so it makes no since to have them parked in front of your home your not making a statement of class just brokenness.
Yes, I live in their Lexington Park subdivision up the street. Huge nice homes at great price. The reason I picked Silvercreeks Lexington Park Sub is because the Southwind sub has like 3 to 4 different builders, will be almost 2,000 properties w/ house and townhouse with mixed values. Just something to keep in mind.
I live in the subdvision and it is great even with economy being bad. The community is still growing and the property values have been protected. The area is probably about to really develop because prior to 2005 it was pretty rural. The South side of Atlanta is really growing. The School district is very good and they are build charter schools if the traditional public school are up to your liking.
