Hi Michael.

I recently sold a nice 2 BR 2 BA townhome in a location superior to area code 32114 for $45K. It was bank owned. Our company specializes in bank owned property and we get buyers great deals.

I own investment property in 32114. I am cautioned to not talk about crime rates as a Realtor - however I am a retired Police Commander (24 years experience) and I am an expert in this area. There are sections of zip code 32114 that I would consider high crime areas - prostitution and street drug sales are readily visible when driving in these areas. For its size, Daytona Beach has a relatively low violent crime rate compared to what I am used to. Like anything else, it's all about location.

To answer your other questions, though, if you find one for $40,000, the closings costs for a cash sale are minimal. Probably less than $1000 (if there's a HOA set-up fee, plus you'll want to pay for a one - year homeowners insurance policy to protect your home against loss, and $50 or so to record the deed). Most of the other closing costs are customarily paid by the seller. This is a very nice area, but to find out in detail if there are any problem areas for crime, I would contact the local police or sheriff. They would be able to give you the best information.
