If I understand your question, if there is a washer and dryer in the home when you see it and it is listed as included in the sale, I always list it in the purchase contract to be sure it does in fact stay and there are no questions about it.

If you see appliances that you would like to be included in the sale it is always best to include them on the "Personal Properyt" line on the purchase contract. Just because it is there, does not mean it stays. Common items that can be conveyed in purchase contract are "Washer, dryer, refrigerator, dishwasher, oven/range, microwave" Lenders do not like to see other personal property items like TV's or furniture.

Your Agent & Contract will define what is staying or not.
