hello I put an offer on a house and was accepted by the owner but now we found out that the house has not city

permits for a wall that's in front of the house. What should I do

Check with the city and find out what their position is. If they would require the removal of the wall and the wall is one of the reasons you were buying the house, then this is an issue. You might be able to cancel the contract. Check with your Realtor to make sure that you are still in your contingency period and then take swift action.

If the City will require that the wall be lowered to city limits, and this is acceptable to you, then perhaps you can negotiate a credit with the seller for the work that will need to be done. Good for you for doing the due diligence to discover this fact before you owned it. I encourage you to get the additional answers and then make a decision to go ahead or not, based on all the facts. the wall looks very nice and well done by a contractor ,how ever it's higher than the city limits.

Is the wall fixed to the house or is it used for a sound barrier/cosmetic?

I just finished building a "Tree House" for my son and its not permitted..

Does this wall add value to the house?
