I would agree, there are none or very few programs for "bad" credit. FHA lower limit was changed to 580 and above to the best of my knowledge.

I suggest using http://activerain.com to search for a mortgage professional on the west side of Michigan. They would have more knowledge. Or, you can try this website. http://www.hud.gov/ll/code/llslcrit.cfm

Hi Roland,
From a mortgage standpoint, there really aren't any programs still around for "bad" credit anymore. But depending on what you mean by "bad" and also what your recent (12-24 mos) credit profile looks like there may be some mortgage programs available to you. Otherwise you might have to look at paying cash or finding a land contract. If you're interested in trying to get pre-qualified I'd be glad to help you. Good luck!
