Hi Jen, The homes in Hayward, (if they are in decent condition) are getting 30 to 40 offers so the prices have been being pushed up slightly. The agents have been setting lower prices to encourage multiple offers. In some cases (short sales) the homes are on the market longer because it is a slower process to go through a short sale, than if it is bank owned or a non-distressed sale....I hope this was helpful feel free to contact me if you have any other questions or need clarification on this one.....Dawn 510-909-0373

There are two properties for sale on Trevor:
1. 32098 Trevor Ave, 3 BR/2 BA, 1228 sq ft on 7144 sq ft lot for $315K. This NOT a short sale or REO. Offers are due Tuesday, Aug 11 at 2 pm. It was offered for sale only since July 30.

2. 31953 Trevor, 3 BR/2 BA, 1078 sq ft on 6006 sq ft lot, for $330K. On the market since March 1 This is a short sale. Last sold for $560K in March 2006. Two loans: WMC Mortgage for primary loan, and a second but much smaller loan from a private party

3. 290 Gresel, 3 BR/2 BA, 1231 sq ft on 5100 sq ft lot was just listed on July 29 for $319K. All offers are to be presented to the Seller on Aug.11. Not offered as a short sale. Last sold for $370K in 2003.

Since you're looking at properties in this specific area and in this price range, are you interested only in this area?
