Obtaining financing a home buyer can be approved with a few days if all records are made available.

KEEP in mind once you are approved with "letter issued from lender" it expires within 60 days, after 60 days you need to requalify which will lower the credit scores.

WHY when you are ready purchase you need "dive in there asap" based on lender approval "window of time".

Locating a home is easy HOWEVER work with a Realtor lender approval is your 1st step, all sales offers are submitted with YOUR ability to purchase a home IF YOU DON'T have that letter then your sales offer is not considered to be valid. Qualification letter instructs Realtor how to structure your offer for a winning bid.

We are successful with foreclosure market however I instruct all of our buyers if you dealing with bank there is drama NOT by listing / buyer agent how banks do business.

Mortgage payment is based on all items listed above UNLESS a loan officer reviews all difficult detemine what works for interest of your step father.

Financing usually takes anywhere from 30 to 45 days. As we get closer to that November Deadline I would imagine we are going to start seeing much longer underwriting times, so this may get longer. The hardest part is finding the house you like.

Financing depends on your current financial situation. Do you have funds in the bank? What is your credit score? There is more, however a "standard" answer to the queiton you posed does not exist.

If everything is good in your step father's financial history, then it should be under 60 days. If not, then no one can answer the question.

Talk with your banker or the company you wish to lend from and go from there. This is a great time to buying and there are some very good deals out there. Please use a professional real estate agent to guide you through the process.

Financing could take 30 to 45 days. Some lenders can do it in less that 30 days. If you go with a bank, Wells Fargo or Bank Of America, it will be on the 45 day side. It is not hard to buy an REO property but entails more paperwork. This is a great time to buy.
