does the square footage listed in a house include the attached garage?

Nope! Garage is not included (attached or not).

No. Square footage is based on "living area". The garage is not a place where people usually reside.

No, unless it's been permitted under local authorities and used as livable space only... not to mention, also pay additional property tax whereby in garage space was not intended as livable space to begin with.... so per tax purpose and appraisers, this added space is not included.... now you know.

No, the garage space is not included in the square footage of the home per the builder and the assessor's office. If you believe that a home seller or agent is including the garage space in the total square footage of the home ask them why or how they justify the space to be included. Have they performed improvements to the garage space that would allow for it to be considered as livable, heated and permitted dwelling space? I'm sure you can see for yourself to a certain extent the answer to that question.

In most cases NO, the square footage is supposed to be square feet of actial living space above ground, it does not include garages, basements or attics.

If it's "under air" (air conditioning and/or heat) it can be considered as part of the square footage.

No. Unless the garage has been converted (per your local building codes) into a habitable space which needs AC and/or Heating.

Typically, the square footage of a home includes the livable, heated finished space - so, to answer your specific question - the attached garage would NOT be included in that measurement.
