The sellers motivation can quickly determine how low they are able to go from their asking price. Many times folks have no choice about moving,,,a job transfer for example. In today's market, as unfortunate as it is, many homeowners are going in default and heading towards foreclosure, so need to sell. Be sure to hire a realtor that is aggressive and knowlegable and can present your offer in the best light possible! Thanks for asking~Hollie

If he does, make sure you get it appraised (with the contingency). It may not appraise even for $150k now. Prices have changed radically over the country. Just because you have cash does not mean you should throw away money on an overpriced house. That even if you offer less than was being asked for.

If the builder has a whole development with similar houses be sure to look at what the other places sold for. How long it has been since the last sale. Then make your decision.

What makes it a $200,000 home? A property is worth what someone will pay for it, NOT what someone wants to sell it for. So, go ahead make them an offer. You've got nothing to lose.

Hello Dwinal09,

I'm assuming your looking at an inventory or Quick Move in Home? I started my real estate career in New Home Sales so, I'll give you my insight. Right now, November is the end of the fiscal year for builders and they will start offering some "crazy" deals on homes. So, you never know unless your try.
I recommend finding an experienced agent that can assist you in negotating with the builder. It doesn't cost you anything as the builder will pay the agent. They have a "slush" fund set aside just for realtors!

You'll never know till you try. Consult a Realtor who you can feel comfortable with and put in an offer. You'll probably get a counter offer. Sometimes just the fact that it is cash could be a very strong motivation to sell.
