do you have to belong to the green valley recreation with this property?

Most neighborhoods in Green Valley require membership in Green Valley Recreation since it is necessary to provide recreational facilities in order to qualify for age-restrictions. There are however several areas that either never opted for age restriction, are outside the Green Valley Rec. bounderies or have their own facilities. So the answer is - maybe.

No, Madera Reserve is not part of GVR. It is on the way to Madera canyon. Our subdivision also welcomes children of all ages. :-) C.Field 520-625-9640 ..cwfield @cox.net

Gail, If the property has GVR on it already then, yes, you must continue to pay the annual $409.00 dues. With this annual dues there is a first time initial fee of $2,260 to be paid at closing for property owners who have not purchased recently in Green Valley. These fees may seem large, but if you have visited any of the 13 recreation clubs you see that they have a lot to offer. Almost any type of interest or hobby you may have, there is more than likely have a club for it. The recreation centers are located throughout Green Valley with swimming pools kept at different temperatures to please a variety swimmers preferences. Most all of the recreation centers have a work out room with equipment and different centers specialize in different activities. I believe the Green Valley Recreation is an excellent selling point that is designed to keep Seniors healthy and entertained. So you can use it as much or less as you please. Green Valley recreation i s part of the developers plan for this community. If the developer offered Green Valley recreation from the onset, every home in that subdivision will have it. For those subdivisions that were built prior to GVR, they remain optional. However, once a particular house becomes a member of GVR, they remain a member. GVR is one of the best deals in town , IF you use it. However you decide a realtor can help you find a home with or without GVR. Please let me know if you need any more information regarding Green Valley and/or GVR.

Yes and No. While most of Green Valley is age-restricted (1 resident 55 or older, no one under 18 can be permanent resident) which requires recreation facilities to be part of the area. There are a number of small age-restricted areas in Green Valley that excisted prior to the creation of GVR, have some of their own facilities and thus can be excluded from the GV Recreation. The are also a number of "family areas" i.e. not age restricted and thus not reuired to have rec facilities.
