I'm sorry if this answer isn't an answer, but I don't want you to make a mistake.

Don't buy a mobile home. Do whatever it takes to get into a home or condo (even if you have to settle for a smaller, or less desirable one.

You'll thank me someday.

Good luck.

Lenders look at other factors as well, BUT the credit score is key.

Yes, usually buying a mobile home requires a higher % down payment and equal to if not better credit than purchasing a regular home.

Few factors, do you already have land for this mobile home or are you planning to buy in a mobile home park on rented space? The year will be a factor, anything before 1976 will be difficult for financing. You could look into private lenders at a fixed rate, however your interest rate will be hire. Since you mentioned being a first time home buyer, I have a wonderful rep at Union Bank specializes in first time home buyers and escrows close in 25 days. Give me a call and we can start the process of having you pre-approved before spending time shopping & being disappointed you can't buy.
