I live in Stafford Springs as well and have shown this house to another client. It is very pretty and I can see how it caught your eye. It has a unique floor plan with a lot of living space on the first floor. With 1.4 acres on Patten Road it is a very quiet location. It is a great price! The sellers were asking much more when I showed this house.
I agree with Cheryl and Barbara that you do need to speak with a lender and get prequalified. They will be able to explain in detail how these plans work. If you need to be refered to a lender, let me know. My first home was purchased through VA and I have also have worked with clients who have used VA and CHFA loans to purchase homes.

First thing you want to do it get qualified. Yes, a lot of mortgage companies can offer you CHFA or VA. After speaking with a mortgage rep you may find you have other options as well.
Here is my recomendation: call Deb Killian-owner of Charter Oaks Lending Group.. She will get you qualiified , spend time with you so you know how you will look in the eyes of a bank. There is no cost to you for this service.
