Taxes are always a separate number. The price is the price for the home. Homeowners association dues and taxes can fluctuate and change so they are listed separately.

Taxes are listed separately on Real Estate listings. Most agents that are on top of things will show the 2011 RE Taxes at this time. You can check yourself if the taxes are correct by going to
http://www.cookcounty treasurer.com and put in the PIN number. It's important that you have a buyer's agent that checks if the exemptions are listed correctly. Last year a lot of homeowners lost their homeowner and senior exemptions, and are not even aware of it. Taxes will show higher than they should be on a lot of properties because of that.
This is something the sellers can and should fix. If you have any questions about Skokie or other properties, feel free to call me.
