Yes, 94 Meadow Wood is still on the market, and the price was recently reduced to $5.195 million. This property originally came on the market in 2008 with an asking price of $7.150, which was a bit high. Now I think it is priced well for the Belle Haven area of Greenwich.
Let me know if you'd like to schedule a showing of this property.
It's interesting after all these years that the house hasn't sold. As Mark noted it's quite nice. But it was first listed for sale on the Greenwich MLS in 2008 at $7.150,000! When it reaches the correct level, this too will sell, even the cache of Belle Haven has it's limits.
A thought for sellers. The buyers' agent will do a comparative marketing analysis for their buyer clients in the same way that your listing agent will do one for you. The comparatives and range of value need to be "dead on" in this market. Your home will need to sell itself three times - to the other agents, to their buyer clients and to the bank's appraiser. Hopefully the list price will be at a number that will insure a successful transaction.
We presently have 79 houses on the market between $4MM and $6MM in Greenwich. This segment had been slow through May, but sales of houses over $3MM in Greenwich really picked up in June and have continued at a good pace since.
