You should definitely be able to get approved. You may have to talk to a couple of lenders. If you are not working with a Realtor you may want to consider bringing one in at this point. Basically this will do a couple of things for you.

You will be able to start getting updated custom searches. Also when a Realtor represents you they do not get paid unless you actually close. So it is nice to have a Realtor that can talk to a Loan Officer about your case and make sure everything looks good. I have had more than one officer tell someone they could do something and then it didnt happen. Mainly you need to make sure you have a good lender and unless you know one you trust, bringing a Realtor in to help your cause could make the process much smoother.

Finally a Realtor will be able to take you around to see all the homes you like and run comparables in the area to make sure that you do not overpay.

I would be happy to personally tell you about my services. One great benefit to working with me is that you get all the Realtor services and I rebate 20% of my commission to you after closing.

Thanks

Who determined your score? Did you go to a lender and have them do it or did you just get it from a free "check your score on line"? Never know, as close as you are a good lender could maybe bring it up the needed few points to fo FHA. I'm a Realtor not a lender, but I can refer you in the right direction if you like.
Send an e mail and I'll get back to you.
Best of luck

You're going to have a hard time finding financing until your score comes up over 620. That would be the middle score, not the highest or the lowest of the 3.

Depending on what is showing on your credit report, it may be possible to get it up high enough in short order (a week or so), but it could take longer.

It would be best to discuss your credit report with a loan officer and get some advice on how it could be repaired quickly. The last 2 buyers I helped had scores near yours, 1 above and 1 below, and now both are qualified to buy and in that process after only a couple of weeks.
