I agree with my colleagues that more info would be needed to give you an accurate assessment of the comparable sales in this area such as what are they being compared to.

These may or may not be comps for the 4/2 you have in mind. Condition, appearance, size, location, floor plan, amenities are just a few of the factors that may be as important as the # of bedrooms and bathrooms.

Even in a specific area, such as Sunset Whitney, more information would be needed to do comps. Is it a custom, semi custom, gated community, size of home, age of home, pool, upgrades? Street it's on so
comps pulled are within a mile and within last 3 months
