FIRST ANSWER
A purchase agreement is a legally binding document. There are, however, many provisions within the document for it to be voided. Each real estate company has a slightly different document, so generalized advice cannot be given, If this is what you really want to do, discuss it with your Realtor and / or attorney - they can definately help you.
