can you identify any kiawah ocean front properties with a rental history by dollar volume?

Dear Mark,

Oceanfront rentals really range based on whether the property is a villa (condo) or a house. We manage several oceanfront properties - they are all very nice properties. The 1-bedroom oceanfront properties gross around $50-60k/yr, the 2-bedroom oceanfront gross from $60-100k, and our 3-bedroom properties gross between $90-120k/year. Income varies based on views, decor and how often the owner holds back the rentals.

The rental figures for ocean front properties on Kiawah can vary depending on a number of different factors. Is the property a villa or a home, the number of bedrooms, the quality of the property, are you renting through a rental company like Kiawah Island Golf Resort or are you renting it on your own? Also, are you looking for gross or net rental income numbers? Generally speaking the rental income can range from $20,000 up to and can exceed $100,000. I currently have a 5 bedroom ocean front home listed on Kiawah (7 Eugenia Ave) that is new to the rental market but is currently projected to bring in $75,000 to $100,000 gross rental income in 2009. This home will be rented almost every week during the summer for about $13,000 per week. Let me know what you're looking for and I'll be happy to help. I have a lot of experience with rental property on Kiawah, I worked for Kiawah Island Golf Resort for 5 years as the Director of Golf Group Sales. I can definitely give you the "insider" information you're looking for.

Hi Mark - To find out rental info, the best way is to have your agent contact the managment company that handles the rentals for the owner of the property. Solid rental income usually plays a little bit in the price of the home but right now everything is about how much the seller needs to sell the property.
