4 bedroom may be difficult to find for that price. I just listed a 4 bed, 2 bath but it's in North Long Beach. You may want to check that out.

Hi Frogie, as you've heard, the pickings are slim. Prices just haven't gone down that much, and the market is actually making a move up at this time due to lack of inventory. Also, with homes in this price range, the amount of work needed on them will most likely disqualify them for an FHA loan. I'm not sure the type of financing your are planning on using, but this can be a major factor on the condition of the home you purchase. My suggestion is to find an agent to work with that will guide you through all of this information and help educate you regarding current market conditions and property availablity.

Hello Frogie,

Your question is a bit vague but let me see what I can share with you. The only home I could find that would be close to west Long Beach, but it really is not, is 1867 Locust Ave. listed for $209,000 located just north of PCH and west of Long Beach Blvd.

After this there is a 4 bedroom home in the north Long Beach area located north of the 91 Fwy. and east of Paramount Blvd. listed for $240,000 at 6725 Curtis Ave.

Now if you drop your search to 3 bedrooms located in the west side, west of the 710 Fwy., you will find five homes for sale at this time.

My office is in Long Beach. Are you wanting to be on the western end of Long Beach or west of the 710Fwy?

4b homes are tough to come by for $250K unless they're major fixer uppers.. Typically for a single family home under $250K, you're looking at, 3b 1ba, maybe 2 baths, needs some work. If you'd rather find a home to move right into, your best bet is a condo. I know, you have an HOA fee with that, but some are low & it makes sense if you figure that a Single Family fixer could cost a min. of $30K to fix up.

Just checked the MLS and there is just a 4 bedroom condo listed at $228,500 with association dues of $180.00. It's on 428 Daisy Ave. LBC 90802
