can i buy a house when i can't get a mortgage? and i have have no down payment. someone said maybe a lender.what exactly is that?

The only way is through seller financing or bringing cash to the table. A mortgage is simply a loan for a house. If you can't get one and you don't have money and the seller won't finance it to you, than you cannot buy one.

i have a home in dorchester nj outside of millville 9 miles. value 1.5 mil. in 2006, now worth 795.00, 5,000 sq. ft. 5 acres. horse stables. 5 bedrooms, 2 full baths, 2 kitchens. i will hold a 30 yr. mort. for 3500.00 per month.2 months security.

If you have no money and no credit, then no, you can't buy a house. If you don't know what a lender is, then you definitely can't buy a house, or for that matter, anything that requires credit.

You should go find somebody who would be willing to gift you the house for free.
