The short answer is yes. A foreigner can buy and own property in the US. There are no special requirements or fees for buyers from another country.

If the buyer is not in the US, there might be increased costs associated with communication and paperwork. However I would expect that the buyer would bear those costs.

I would recommend using a title company to complete the transaction. They can take care of all the necessary paperwork and most will have experience dealing with foreign nationals.

Hi Cindy-
Yes anyone from another country can buy a home. They usually have to pay cash although there are a few lenders who will lend to Canadians but the down is about 30%. Please go to http://estrellamountainhomesforsale.solutionsagentsites.com/ for a list of lenders. The fees that they would incure would be when they sell the home. For instance, aside from the regular selling fees to Realtors, concessions to buyers and closing fees they would also incur capital gains taxes and whatever fees their country may apply to the sale of the property. It gets complicated and to get the best advice they need to contact a tax adviser that is familiar with the tax laws in both countries. Yes, as you can see you have some great feedback to your question. Keep in mind should you want to rent your property or properties, an assigned property management agent would have to be in place as your local AZ representative. I just completed another one today for our Canadian owner who rents his home in Goodyear, Estrella Mt.

I have been working with foreign buyers from Israel, Canada, England and Australia for the last 3 years and can tell you when purchasing a home, there are no additional fees paid by a foreigner over someone that is a U.S. citizen. You have your normal escrow fees and closing costs for taxes and insurance, etc. When selling a home at that point there would be taxes involved. See following link.
