Almaden Vineyards is serviced by Guadalupe elementry school which has excellent scores. This is a nice community surrounded by a fence (not a gated community) and is very consistent in the maintenance and feel. The central park is an added feature and it is hardly used. This community is newer construction and has an association fee and CC&R's which help maintain the beauty of the neighborhood. The only draw back I experienced while living there is the olive trees can be messy and nats (fruit flys) a bit pesty in some of the areas.
The developer did a marvelous job of incorporating the patio homes and larger homes. There is also a community resource building for the aging. The center, the park, patio homes and larger homes bridge the demographics of this community beautifully.
You will find people walking their dogs or jogging. Another benefit is walking distance to the Sunday farmers' market and local perculation ponds to view the water foul.
Where else in the area can you buy a home for $1.2 mil with a water view?
