Isit a usual practice for the builder in New Jersey to ask the buyer to put down 10% of home value,once the sales agreement is signed before the delivery date which is somewhere in the end of the year.

FIRST ANSWER

Sounds about right. Most builders require 10% down to start construction. You may also pay in advance for any upgrades that you may want. It depneds upon the builder, but , yes. 10% upon contract is common.
