Yes you can buy a home and land that is zoned for mixed use, very typical in a traffic corridor. Cities love mixed use because they generate revenue through sales tax. Oceanside just opened up some following this model on Vista Way and Rancho Del Oro. Retail on the fisrt floor and living up above.
