With prices going up with increasing demand and sellers understanding that our season is basically starting now, the best month to get the lowest price would be November or December 2013. If you are serious about buying there is no reason to wait.

There is no such thing as best month to get the lowest price. I recommend working with a Realtor who knows the market, is active, has great negotiating skills, is persistent and assertive, does networking, networking, networking and loving the challenge. In the real estate market there is always that great deal waiting for be found. You never know what is out there until you look. You are unique, and so are your needs and wants.
Your 3/2 pool home in Venice zip codes 34292 and 34293 for $185K to $220K might be an active listing today or maybe next week. I have been working with a several customers looking for the same type of housing here in Venice. I live in Venice and I will tell you that the time to buy is now. There are great homes for sale all the time, but they are selling fast because the inventory is low. The best thing to do is view several homes and find a home that best suits you and your family and make the right offer. I would love to help you with this as I know the area well.

As for the no or low HOA there are plenty of areas that meet this requirement. I know of a lot of homes that fit what your criteria is right now. I personally preview homes on the market every weekend so I know them inside and out. All I need is a little bit more of what your specifics are.

That's a great question Della. Our seasons and prices don't interact as much as one would think. For example, our busiest time of the year selling Real Estate is summertime which surprises most people. We get "shoppers in the winter and buyers in the summer" as the local saying goes.

On the prices? The key is to be very aggressive on the search and price. Most of the best deals will be foreclosures in the current market and the prices are literally all over the board. If you have a Realtor make sure they are aggressive and consistent on the search with daily updates. When buying you need to aggressive when it's time to offer on the good deals because they sell surprisingly fast.

Venice is a great place in Sarasota County Florida to live . With that being said be prepared for
the inventory of homes to decline as the snow birds from up north come down and while some rent many look for homes and buy. Then there is the friends that come down here to visit and they also start looking and buying.This happens all winter season.

If there is a good time, it is now through the end of December, or next September. However, with rising prices, the sooner the better.

We are in the snow bird season right now and it can get competitive. Prices have been increasing so there aren't quite as many deals even with bank foreclosures. There is no "best month" to get the lowest price. Have a Realtor prepare a buyer CMA for you on any property that you are interested in purchasing. That will help determine the best price to offer. There are about 10 properties right now available with this criteria. A few neighborhoods you might consider are Venice Gardens, Gulf View Estates, Venice East...they have little or no monthly association fees. I'd be happy to email them to you. Right now we are approaching "season" which basically means all seasonal homeowners are migrating to Florida to enjoy the mild winter weather. Inventory is low already and this time of the year makes prices more competitive. Summer months are your best best, however prices are on the rise in Florida so it's better to act fast.
