This is a great undertaking if you are planning on a renovation and doing a complete drywall removal down to the studs including wiring, new a/c unit, ceilings, tearing out cabinets and baseboards. Most of the construction companies buying up these homes now are paying pennies on the dollar. Depending the square footage and not knowing any of the extra amenities such as a pool or acreage it would be very hard to give you an exact bid amount. How much do you like the home? Are you willing to bear the expense of completely gutting the home, including the wiring? Those 2 questions should help determine how much the property is worth to you. Have you compared similar properties that have sold in the neighborhood? If the home is severely underprice compared to similar properties it may be worth 64k or around 64k. ARV (after repair value) may be much greater than the asking price.
As Jeanine mentioned below, no one knows for sure what the lasting effects will be of Chinese drywall. The only way to truly remediate the problem is to gut the home down to the studs. Your cabinets, tile, fixtures shouldn't have to be replaced but the rest will most likely have to be. I've worked with a company in the area that specializes in drywall remediation. On a 1400 sq ft home, it's about 25k for them to come in, remove everything including the drywall, rewire, hang new drywall, clean up and paint. If you're handy, you can do most if not all of that yourself and save labor costs.

Jlane: As you know the house will have to be guttered to the studs, and a lot of the electrical, plumbing will have to be remplaced. Big remodeling job as you know. It must be a good looking home besides that. I haven't seen the house so it is guess work from here but imagine the offer without chinese dry wall and deduct the cost of the repairs.Many houses in Cape Coral have fake chinese dry wall inspection warning notice on the front doors which are put in by crooked characters so that they get rid of any the competition on their bids.
Was the inspection done recently? Either way you will have to make sure it is free of chinese dry wall before you move in or someone does. I would make the offer contigent upon the house being rid of chinese wall.

Good Morning Jlane! That's a good question! Are you sure you want to bid on a house with Chinese Drywall? If you are set on this particular home, make sure that your offer is contingent on a home inspection with a company that specializes in detecting Chinese drywall. A normal home inspection can cost around $250.00 and then to detect Chinese drywall on top of that would be extra. However, it will give you an idea on what it would take to replace the chinese drywall. Personally, I would stay away from any house that has Chinese drywall because you never know even with an inspection if you are able to get all of it out. There is not enough known as to the health risks and side effects of chinese drywall. You may think you are getting a great deal at that price, however it may cost you so much more to resolve the issue! I hope this helps in answering your question!
