My suggestion is to hire a realtor representing you as a buyer agent. She/he will be able to find your foreclosure/REO homes, give you advice, run comparables and negotiate on your behalf.

Lynn is definitely correct,. Foreclosures or short sales are not always the fabulous deal that you are lead to believe. The majority of them need work and in many cases tens of thousands of dollars in work may be required. There is a lot of inventory on the market that is priced well and in good to great condition and won't require the work that the foreclousures may need. Working with a buyers agent that is on your side is highly recommended and most beneficial for you as a buyer. Contacting a listing agent will typcially not result in a returned phone call. So you should contact one of the great agents here and get started today!

There's really no secret to finding bank owned homes for sale. They are listed on MLS because it is the best way to get the greatest amount of exposure for these properties.

There are a LOT of pitfalls to these transactions so it's critical to have your own representation - in other words - get a Realtor to help you. I can provide a search website for access to all available foreclosures and am a short sale and foreclosure specialist. I would welcome the opportunity to assist.

Work with an Realtor I would be happy to assist you . Hope you have time too invest as a foreclosure expert NOT all bids are accepted by the bank OR can wait 6 months or longer . Bank owned homes (REOs) are released through selected LISTING AGENTS when the Bank is good-and-ready:
The Bank works at their pace and will not be pushed.
Anyone calling the Bank, will be stonewalled!
You cannot deal with the Bank directly!

You can access the currently LISTED houses by contacting a Buyer's Agent and giving them your parameters.
