There are so many different local, state and federal programs out there it is impossible to keep track of them all. The best thing to do is consult a mortgage professional who has been in the business for a few years and is familiar with all of the programs, rules and regulations. Yes, there are some programs for first time homebuyers, I have helped a couple of clients now buy in Yuma who were 1st time homebuyers. The 2 best programs are FHA and VA. If you are a veteran, VA is the best route otherwise FHA.
FHA is a 3% down payment program however, the downpayment come be in the form of a gift and that gift can come from a non-profit organization such as Ameridream. Ameridream is the non-profit I work with all the time. Basically you would need to find a seller who would participate in this program. Its really not as complex as I am making it sound and I do this all the time for many clients.
