I was surprised to find some short sales and foreclosures in Lafayette, Moraga and Orinda ("Lamorinda") because this is not the sort of thing you would see in these areas. While helping my clients find a home in these cities, we discovered quite a few. As of this writing, there are 20 that are still actively for sale. Click on the link provided. You have a selection of condos, townhouses and detached single family homes. The most expensive are two homes, each priced at $1.2M This is a dynamic link in the sense that it will change the status of the property as it is amended by the listing agent. Thus, what's active as of this time may be pending next time you click on the link. There are a total of 4 foreclosures in Orinda at this time, 3 of them are active and one has gone pending. There are also 2 short sales one of which is active and one went pending. I would be happy to set you up on a property minder alert which would track any upcoming foreclosures or short sales. Honestly what you should do is have 2 searches set up since Orinda has much less that comes on the market and when it does it does not last long. The perfect example is how many properties total in Orinda that are either active or pending in Orinda. There are only 93 total properties on and of those 93, 33 are already pending. Compare those number to San Ramon as an example. In San Ramon there are 443 active and pending sales and 115 of those are pending. If you really want to keep your pulse on Orinda you need to be working with an agent that can set you up to monitor everything that comes through.
