4th & Gill, along with Old North Knoxville just across Broadway, are two of the premier historical districts in Knoxville with some of the house dating from the late 1800s to the early 1900s.
Since there is a limited supply of homes in these areas they do hold their value very well. As to what's affordable, that's sort of a subjective question and depends on how you would define "affordable". I've sold several homes in those areas over the years and the sale prices ranged from the mid 100s to the high 300s.
