Sonya,

Something else you might want to consider is, does any neighboring walls of your unit have or had Chinese or Defective Drywall. One of the main issues with the Defective Drywall is that it puts off Sulfur Gases which is what causes much of the damage. If your unit shares a wall with another unit that has Chinese Drywall there could be gas from the other unit "leaking" into yours.

Just something to consider. Hope you find the perfect property for you and your family.

Good Question Sonya and hard to answer.

Best to do, some gated communities are known to have Chinese defective dry wall. Always get an inspection on those not known to have it and were built between the years of 2002 and 2008.

Remember, regardless of the year, protect yourself and your investment and always GET THE INSPECTION!

Remember:

“Pictures without ALL the information are never the total picture and always the entire story ~! Pictures being shown, are attention gotcha, use to draw your interest. The rest, the information, will help you decide. Where that information comes from is IMPORTANT to you, and it may not all be on the listing information! Hire an agent that will tell you and find the missing pieces. Then when you actually view the property everything will begins to fall into place. Remember too to hire a Realtor® that is not the listing agent that serves the seller. Lastly, the seller pays the commission; you get to choose your Realtor®! I do not ant to be any RE agent, I want to be your REALTOR. ”

I have a lot of experience with Chinese Drywall homes. I have represented several buyers who bought them and them remediated them. I lived in one that was properly remediated. The best thing to do is to look for the preliminary signs. You then should have a licensed inspector who has experience in this field. The one I recommend has done more Chinese Drywall inspections than anyone in Florida. Feel free to email me or call me with any questions that you may have.
