just found out from Quicken that scores dropped to 596 AFTER paying medical collections. this is a very complicated scenario, but will be willing to explain in detail. please respond to maniyani@yahoo.com THANKS!
OFHA goes down to 600. You must not have owned a home in the last 3 years. Check with a mortgage banker or a depository institution. Most mortgage brokers do not do OFHA loans.
Be cautious -- Quicken does not necessarily translate to a FICO score, which most lenders use. Some lenders (or mortgage brokers) may be able to make an exception for scores under 620, but loan fees could be high. You may be better off cleaning up your credit and getting a loan with a 620+ FICO. A year ago, 580 would have got you a loan. Try consulting with a credit counselor, such as Lauren Grodin, at Fifth Third Bank in Aurora --- 330-995-5362. Credit score alone does not make or break a loan as there are other factors to consider.
Feel free to contact me via email at djarecki@heritagems.net to discuss further and perhaps we can work on bringing the score up to the necessary 620.
Hello,
I do handle purchases down to a 540 score - but the lenders can require a good amount of compensating factors in this market to approve a loan with a score under 620.
