any buyers agent offering rebate?

I'm looking to buy a condo in the next month.

A strong negotiator that can get you a low purchase price should be more important than a rebate. I have never heard of any agents giving rebates before because most buyer's agents are free! However, you still should interview a few different agents to see which one is most knowledgeable on the market you are looking in. I use statistics to help my clients get the lowest prices.

You'll notice that the most successfull agents and respectable agents out there do NOT offer rebates. Do you go to your doctor and ask them for part of their pay after they charge your insurance company? There are many talented and intelligent agents here on Trulia, interview a couple and work with the one you feel will represent you best.

Services of buyer's agents are usually free, why would you choose an agent just because they are offering a rebate instead of an experienced full service agent? Do you really want an agent that cuts his/her own pay to negotiate the largest purchase you will ever make?

Unfortunately I do not offer any rebates, I do offer negotiating skills, experience and market knowledge which could equate to savings in the thousands.

What would you prefer? A $10,000 savings or a $1,000 rebate?

Not all States allow rebates. The DOJ promotes rebates as a means to fair competition in The Real Estate industry. If you have done the research and know exactly which condo you want and are confidant you can negotiate a good deal for yourself, then don't use a Realtor. Submit an offer by yourself. You are not obligated to use a Realtor.

It depends what you mean by "high percentage renters". If it's too high you may have difficulty getting financing.

As for experience approaching landlords...it's not hard to do except that we have to be cognizant of the do not call list and mail would not be that effective in my opinion.

A little more information:
I have researched extensively in the past month. I have reasonably good ideas about what I want. There is one unit currently on the market I'm considering to make an offer.

Since the buildings I'm interested have high renter%, I'm also considering to have the agent to approach the owners of not listed units to gauge their interests of selling. Any experience in this type of situation would help.

In any case, I'm looking to close a purchase in the next two months, and I have the down payment and preapproval lined up.

A good agent will save you a lot of money. This is a very complicated market. My advise is to work with the best, most knowlegable agent you can find. You will be money ahead without worrying about a rebate.

You are asking a buyers broker to pay you to share his or her expertise with you as you make one of the biggest decisions of your life?!?! Really?!?!

What if someone asked you to go to your office job and you write a check to your boss after you put in 8 or so hours of hard work.

Yue, go to http://www.AvianRealEstate.com - it is the only office that I know of that offers buyers rebate. Besides, the website gives you a Realtor level access to the MLS.

To begin with, you do not have to pay the buyer broker, we get paid by the listing broker. in other words, we are free to you! Your biggest concern should be finding a well qualified agent who knows the buidling type and neighborhood that you want to look in and has experience negotiating on the buyer side.
