Now the harder part...finding an available home in these areas. To be frank, we have low housing inventory pretty much all around the Santa Clara County, and, as a result, homes in many of the more popular areas such as Palo Alto, Cupertino, Los Altos, and parts of Sunnyvale, are sold quickly and for far more than the listing price. Unless you can afford to exceed the listing price by as much as 20-25 percent in some cases, finding a home in these areas can be tough and tougher.
The best way to do this, of course, is to work with a great Realtor. But beyond that, if you--like most of the buyers out there--have a budget on what you can afford for housing, you might want to wait it out just a bit to see if 1) more houses come on the market or 2) rising interest rates affect the pool of available buyers. You can also maximize your buying power by controlling those expenses that you cn control! For example, the loan fees and costs and the commission that your Realtor is paid. Many of us rebate as much as 1/2 of our commission back to the buyer, so while this doesn't substantially lower the price of the home, it can pay for a LOT of interior repairs inside the home.
So work with a good agent who will help you monitor the market. Good luck!

Both schools are good, so a single family home for either would work well.
