It's kind of hard to tell exactly what you are asking.

But let me wax eloquent for a few moments on what I think you meant. Possibly you are asking does it make sense to buy a new home, or would buying some of the existing inventory be a better deal? Your best dollar for dollar deal will be to find an MLS listed property--especially where the seller is hugely motivated--but be sure that property matches at least 90% of your family's needs, and buy that property.

If you want new, then consider finding a builder who has some existing already-built inventory, new homes that are not selling due to difficulty in financing--or what ever. These homes will be negotiable, and your agent will be able to negotiate a good deal. (You have an agent don't you?)

If you have unlimited resources, then your best deal today would be to meet with a builder you like and negotiate a deal to have a home built--a new home that is exactly what you and your family desire. It should be quite the bargain at this time in our economy.
