In most cases someone in your situation will want to sell the existing home as quickly as possible. The best way to do that is to aggressively price it so that it attracts immediate interest and buyers. Make sure your home is in the best condition possible, decluttered and fresh. Find a real estate agent who knows your neighborhood and town, and, importantly, knows how to use the Internet to help market your home. Like most home buyers, you will want to start your search for a new home on the Internet to check out pricing, availability, schools, neighborhoods, etc. Decide if you are willing to take on a distressed property (short-sale, foreclosure) which in many cases will need some sort of work before you can move in. Be aware that distressed properties, especially short-sales, can take a long time to close. If that's not for you, then focus on move-in ready homes.
