94087 inventory

Trulia shows 162 homes (including foreclosures) in 94087. Without foreclosures, Trulia shows 120 homes.

Is it true that 25% of inventory is foreclosures ? or is Trulia making a counting mistake ?

Trulia is right on the mark. Single family homes are at 20% and total home's are at about 15.54%. That are either bank owned or going to auction. According to the MLS and my foreclosure website these numbers shown in your questions are almost accurate. Trulia is a awesome website and they work hard to know the facts and on the day you read that they were probably correct. And in reality if I count all the homes that are in that zip code who have received a notice of default the numbers would be even higher. It is a bit alarming. Today there are 76 single family homes for sale on the MLS. And there are 35 condo or town homes or other for sale in 94087. There are 6 showing as bank owned, and 9 showing as going to auction soon on my up to date foreclosure website. Yes there are more notice of defaults that have been sent out, which would bring the 25% number way higher if you were comparing homes for sale vs. those in foreclosure. Many of the notice of defaults do find a resolution to their problems. But showning 25% foreclosures in the strongest zip code for holding it's value in the entire bay area is a alarming trend.

Hi J, as you can see from the answers below your absolute best source for up-to-the-minute information is a local Realtor with direct AOR MLS access.. So, let me touch on a related topic.

Trulia is not a MLS listing service, they sign data share agreements with Assoc. of Realtor (AOR) groups throughout the nation. Not all AORs agree to do this, so Trulia allows individual agents to manually list their properties on Trulia as well. Not all Realtors take advantage of this, so "data integrity" can suffer.

One of the companies that Trulia has a data share agreement with is RealtyTrac. I'm not sure if you are interested in distressed property; however, RealtyTrac is not a "distressed property MLS", they simply take public record notices and syndicate the information to the web. If you are looking for this type of property, you should know that distressed property is almost always sold via Realtor MLS systems (to provide the widest exposure as possible since 99.99% of AOR MLS listings are automatically fed to the national http://www.realtor.com website).

Please team with a Realtor and have them set up an automated "search agent" for you so you get notifications (that match your search criteria) automatically via email as soon as they are made on the MLS.

P.S. To remove all RealtyTrac “foreclosure” listings from your Trulia search results go to your search results page. Check out the Refine Search box on the left and scroll down to 'Listing Type'. Uncheck the 'foreclosure' selection and your search will update automatically and filter out all RealtyTrac listings.

HI Joseavilar, Actually in the 94087 zip code there are only 93 homes listed and available for purchase. This includes 17 Condo/T.homes. These range from a $280k condo to $1.59mil 5bed 4 bath SFH (single family home). There are no foreclosure homes on the market in this zip code as of this morning. There are 2 Short Sales on E. Fremont.

Your search through Trulia is drawing the NODs (notice of defaults) that RealtyTrac pulls from county records. Mortgages that are delinquent are shown as foreclosures. That is likely the reason for the disparity you are seeing.

As of today the MLS shows in ZIP code 94087: 76 active single family homes for sale; 0 short sales or REO's
17 active condos or townhomes; 2 of them short sales or REO's.
In all of Sunnyvale we have: 135 active single family homes for sale; 24 short sales or REO's
62 active condos or townhomes; 13 of them short sales or REO's.

It is important to know that when making a purchase offer on how to approach a regular sale, a short sale or a REO. Different strategies are necessary for making a successful purchase offer on these properties.
