Dear Victor,

I do not blame you because you did not know I went to UC Berkeley both under and graduate major at EECS/CS. Website is so-called Web 1.0, and these days, forum like this is called Web 2.0, but my research is involved with Web 3.0 that even Google won't have in 10 years from now.

On the other hand, hundreds of thousands of prospective buyers (to be precised, over 200,000 prospective buyers came to my Web 3.0 real estate network, and I referred them to Trulia. That is to say, Trulia will continue to be more and more powerful and productive. Why wasting playing phone tags with realtors and hide and seeks with the real market info?

This is science, NOT politics, whether one votes me or not, I am correct, and you shall see in the future for yourself.

Also, be aware that hundreds of prospective buyers looking to buy Westgate at Edison http://msx.mlxchange.com/Pub/EmailView.asp?r=335238131&s=MSX&t=MSX will be redirectted to this forum and see all the first hand info about Westgate community, and all the Open Market Analysis@. That is to say, any intention trying to behave uncivilized will later find out they saying bad language over a huge microphone.

Any realtors posted irraltional comments here, you will find prospective buyers will see them...

Cheng I can make a website today, publish it tomorrow and it's traffic will have increased over 300% in a few weeks!!! ;-)

Trulia is a good site but it's only one tool of many that should be used in your marketing of a home for sale.
Online marketing should not be your only marketing either, its big but not the be all end all.
Depending solely on this site to sell a home is just plain ignorant or stupid, whichever you prefer?

Here are a few other online sites to consider advertising on:
realtor.com, homes.com, trulia.com, zillow.com, gsmls.com, msx.mlxchange.com (Middlesex county mls) (Your local mls), craigslist, googlebase, point2nls, realtor.com, zillow.com, backpage.com, clrsearch.com, nytimes.com, city cribs, homescape, oodle.com, hotpads.com, condo.com, vast.com, house.com, live deal, yahoo real estate, clickablecitydirectory.com, cyberhomes.com, thehousingpages.com, videohomes.com, ebay real estate, realestatejournal.com and many more but lets not forget their local MLS systems which will give the most coverage to qualified, you hope! Buyers...

Most sellers are NOT looking to buy bigger! Especially in this market, where do you get that info from?
This is a market perfect for first time buyers and investors, good for upgraders as well but not MOSTLY people upgrading, that is a ridiculous statement. It would be a good time for them to upgrade however we're not seeing a whole lot of that going around due to the human factor.

Most home sellers only look at the amount they may be "losing" compared to if they sold when the market was at its peak. Trying to convey the message to sellers that they are still making out compared to when they first purchased is not always such an easy task.

Want To Be "Real Estate Professionals" / "Marketing Pros" are very amusing to me ;-)

Have you ever seen a professional mechanic get ticked off when the back yard do it yourselfer who doesn't know his @ss from his elbow tries giving advice to the pro while he's working?
It's like watching a train wreck waiting to happen.

Well same goes for real estate...
I have access to ALL the data which SOME people like to post incomplete parts of and guess about the rest.
I do this full time for a living while others DO NOT!!!
I sell more houses than those who don't work as a Professional Realtor giving contradictory advise...
I love what I do for a living full time as a career, others posting will actually make comments like, "Get a Real Job!"
I Welcome your comments and will still sit down and have a drink with you like a friend but don't take BS from anyone...

By the way, I love how "Dr. Cheng" writes the articles which "Cheng" comments on and then gets credit for best answers! lol... ;-D

Don't you think it is the power of Trulia?

According to USA Today, top 20 real estate websites was evaluated last 2007, and although realtor.com remain the #1 visited website, the traffic dropped 10%, Yahoo real estate was #2, and traffic increase 48%, do you know how much traffic Trulia increase in 2007? 135%!!! Of course, many other websites have decrease on visit traffic.

Although I am not the CEO of Trulia, but don't forget I specialized at Performance Analysis, and I went to UC Berkeley both under and graduate major EECS/CS, so I have my own set of performance analysis tools to measure.

So, if I were a realtor with cost effective marketing strategy to help my clients, I would do ONLY on Trulia in addition to required MLS. NOTHING ELSE. Before open house, I would get Jose 732 979-9100 (cell) to deliver 1,000 invitation flyers to Prospective Buyer Communities@ where there are hundreds of anxious buyers could not get out of the maze of dozens of real estate website out there.

Why is it again you believe Trulia is Sooo Powerful?
Trulia is only one site of hundreds which any Realtor worth their weight should market their listing on, others are homes.com, craigslist, googlebase, point2nls, realtor.com, zillow.com, backpage.com, clrsearch.com, nytimes.com, city cribs, homescape, oodle.com, hotpads.com, condo.com, vast.com, house.com, live deal, clickablecitydirectory.com, cyberhomes.com, thehousingpages.com, videohomes.com, ebay real estate, realestatejournal.com and many more but lets not forget their local MLS systems which will give the most coverage to qualified, you hope! Buyers...

If an agent only advertises on their own franchise site or personal site, they are not marketing the home to its full potential, print advertising is almost useless other than mailing to local neighborhoods with new listings, and certain select real estate magazines, the newspapers for the most part are very expensive and the advertising dollars can be better spent elsewhere. The ROI just isn't there anymore. The web is a MUST and depending on the type of property there are other print sources that need to be used as well.

Sorry about the book but I'm a marketing nerd and was just curious why you felt Trulia was the be all, end all to marketing real estate? It should be a part of a marketing plan, not "The" marketing plan. By the way, if you haven't read any of my other blog replies here so far, I think Trulia has one of the worst real estate blogs around, it consists mostly of real estate agents patting themselves on the back for making a sale and posting advertising plugs. By the way, the Prospective Buyer Community@ of Westgate and Woodbrook Corners are Durham Woods Apt (currently rented out), and all you need to do is get Jose 732 979-9100 (cell) to deliver 1,000 invitation flyers to the prospective buyers community before your next Open House, and your unit would be sold for sure. Many matured tenants in the community are looking to buy and they want to stay close to their old neighbors and friends.

Hello all,
Just wanted to toot my own horn a bit and let you know I was the agent who sold 240 Westgate. It closed at $345,000 on March 26 2008. Anyone else interested in selling a unit in the development, or anywhere in Edison/Metuchen please email me for a free market analysis. I also just listed a 2 story, 3 bedroom, 1.5 bath attached colonial in Woodbrook Corners for $385,000. (it should show up on Trulia soon-as of this post it is still pending going active) Keep those comments and postings coming !!!

Need more example of sold price bidded over the listing price recently?

Canterbury sold 4 more units in past week or two. Why? because there is a student of Piscataway High School got full score at SAT, and many buyers want to move to top school districts... That student went to Kindergarden at Piscataway called Early Learning, then Grandview Elementary School of K to 3, then Arbor Intermediate School of 4 to 5, the Schor Middle School of 6 to 8, then Piscataway High School.

By the way, Piscataway High School got 9 students obtain full scores in SAT this year!!!

Yes, all the units just sold under attorney review would not tell you the actual sold prices till they are closed. And, it could close MORE than listing price. e.g.

63 REDBUD Rd, Piscataway NJ 08854 2br 1hba townhouse at University Heights was listing at $241,900 and just closed at $244,000!!! Of course, the community is now SOLD OUT! (this one has nothing to do with Trulia since it was not listing at Trulia, but of course, now when I posted at Trulia Voice, Trulia shall update many prospective buyers that sold prices do close MORE than listing price ...)

Another FYI...none of the homes you list below have closed as of yet. The prices you give are the "List" prices, not the "sold" price. We won't know what they actually sold for until they have closed.

It seems our Trulia realtors at Edison area busy helping hundreds of prospective buyers coming to the area, do not have time to fool around at Trulia any more? That's great sign!!!

OK, heres the easy answer.
1) no development is ever "sold out" unless its just been built. Homes in EVERY "existing" development whether condos like Westgate or single family like Woodbrook, always have a certain amount of turnover. The reasons for selling vary from job transfers, kids grew up and house is too big, divorce, death of a spouse, retirement.... blah blah blah. The number of homes that become available will always vary. and sometimes there will be no homes for sale at all in a particular area.

2) If a house is listed by an agency, and sells while still listed by an agency , it will ALWAYS be sold by an agent. It will NOT be sold by the owner directly to a buyer during the listing time. A seller signs a contract for X amount of time and until that times expires, or the house is withdrawn from the market, the home remains on the MLS for the listing agency or any other agency to show and sell. (unless in rare rare rare cases where there were other arrangements made between seller and agency)

3)To reiterate what I have said before, licensed real estate agents look at the MLS for properties for their buyer clients, we do not waste time searching multple sites like yahoo, google, trulia, etc. ALL homes listed with an ageny are located on the MLS, all in one place/ They may also be placed by individual agents onto other websites to increase their listings exposure to potential BUYERS.

4) to answer about 180 Westgate, yes it was listed by C-21on 1/16/08, had a contract on 1/29/08, came back on the market on 2/27/08, and just got another contract on 3/12/08. In this case it was "sold" by an agent from the same office but YES is was sold by an agent.

5) as far as real estate being slow let me say this...what you hear on the news is NATIONAL averages, not local info. Stats vary greatly from national to local. For example the "average sale price" nationally is around $210,000. Does that apply to EDISON?? No way. I will also repeat what I said before...a knowledgable real estate agent will know how to price a home properly for THE CURRENT MARKET and more importantly, know how to get your home
