In fact, as a broker, you can do much better if you have the resources to help hundreds of buyers desperated need to buy to have their American Dream come true. Just call Jose 732 979-9100 (cell) who is very close to your office, to distribute 1,000 invitation labels to your next open house to Prospective Buyer Communities@ such as Rivendell Apt (rented out), Oxford Arms Apt (rented out) with the following message:

From what you described, so far, it really follow my theory very closely. i.e. a realtor would be able to do fast response if the property very close to his or her home or office. i.e easy to show. That does not say it will have a match right away, however, as you know, it gives both parties a very good way to establish trust because many first time buyers have to be able to buy and close in 4 to 6 weeks in order to move out of rental apartment, and realtor will be better under stand buyers' need in a face to face situation. Not email, not phone tags, not even forum ...
Also, do not worry about the listing agent, David, too much, he is a very nice person, but not as easy to show the unit as you would be since your office is right next to Brookview Commons. On the other hand, if the listing agent does not much marketing, and someone else get it sold, why not happy?
Anyway, could you post the following since hundreds of buyers looking to buy at Metuchen as well:
1. cma grid (oneliner) of all condo/townhouse with A,AR,U and C of Metuchen for past 12 months.
1a. the associated 8-picture link with your photo, cell and email on top.

I appreciate the post and recommendation in your craigslist posting. The funny thing is agents are not permitted to advertise the listings of other agencies without their express written permission.
I just noticed your post and got a call about this property soon after by someone asking if I was the one who is posting the listing on craigslist.
As you can image, the way this question was posed to me made me hesitant thinking it may be an angry agent or real estate investigator thinking I'm advertising others listings.
I wouldn’t have thought twice if he just asking for more info about the property like most people do, instead he asked if I was the one who posted it…. This threw me off a bit so I let him know I did not post it, one of my friends from the trulia community did however I could help him out and took it from there.
It may be a good idea if when making these posts you mention that you are posting the info and are recommending me (or whoever the agent is because of whatever reason) as a helpful realtor in the area that can assist in these areas.
UPDATE: I started writing this post earlier today and left the window open on my computer while running around. I met with the buyer from the craigslist ad, we were unable to see the listing in brookview commons because of a tenant in the unit but I showed a unit in The Commons in Piscataway (he did not like the layouts which don't give much privacy with the open balcony loft bedroom on 2nd level) so I took him over to another place in Metuchen which he likes and will be making an offer on, albeit a but low.
I'll let you know how it turns out.
