Sounds like you're interested in this property. Are you?

There are various reasons a home will sit on the market......Initially highly priced or does not show well or perhaps not enough exposure ( marketing)
The location is very nice in this case.
The house & lot size are both nice for this price. the home is average age for this area but it is a 48 yr old home.

Hi V,

as a buyer it is important for you to know that agency relationshps are very strict in Nj .

A listing agent represents the seller at all times & any information you share with them can be used to benefit the seller/owner.
A coldwell banker agent ( besides this listing agent) from this office would also be acting as a dual agent - which means they represent BOTH buyer & seller.

A dual agency in this market hurts you as a buyer, because you should hire an agent who can negotiate for you aggressively & in finding out ALL details regarding a home you're interested in.......try to obtain all details that benefit YOU as the Buyer.

Please contact a local realtor specializing in this area.......ask them to let you know if they can represent you as a buyer's agent ONLY or not.

Agent relationships & how they represent a buyer or a seller should be the FIRST & MOST IMportant information made available to a client/customer.

Buying & selling real estate is a bit more complicated than the internet can make it seem.

Also, to Emily,
Plase be aware that Broker reciprocity is a fundamental basis of listings made available on sites such as Trulia & others. If ,as a representative of Trulia you are promoting a particular broker, whether or not that is the listing broker, that violates the reciprocity agreement..
If a link is available on Trulia, just post the link & let the consumer decide. That is the purpose of Broker reciprocity. Cooperation & equal & fair exposure to PROPERTY LISTINGS.

Unless, now Trulia is also a Coldwell Banker partner.
